Choose the work
you need to move forward.
Starting fees apply to a defined, limited assignment. Share the property and available records so Charlie can confirm the scope and total fee before work begins.

| Scope & estimate package | From $500 | Up to four professional hours for a narrowly defined scope and estimate, including quantities, assumptions, and exclusions. Xactimate or RSMeans references as appropriate. Extensive or multi-trade assignments receive a separate proposal. |
| Coordination drawings & details | From $500 | Up to four professional hours for a small layout or detail package using supplied or separately verified dimensions. Drawings support owner and trade coordination. Stamped engineering, permit documents, and fabrication approval are not included; appropriately qualified providers must handle those services. |
| Progress visit & photo summary | From $350 | One local visit with up to 90 minutes on site, selected progress photographs, and a concise record of open issues and decisions for the agreed work area. |

Professional hours include preparation, review, coordination, and document production. The visit packages include the concise written output described above. Additional work is priced and approved before the agreed scope is exceeded.

For projects that need regular attention, agree on a monthly work plan covering the visits, reviews, meetings, and owner updates that matter most.
Support can include restoration and construction oversight, schedule and budget tracking, payment-application review, contents coordination, or closeout follow-through.
Limited owner representation
From $1,250/month
Up to 10 professional hours
- Agreed mix of site visits, desk review, coordination, and owner updates.
- Preparation, travel time if included in the proposal, meetings, and documentation count toward the work budget.
- The work budget applies to authorized time at $125/hour. Additional hours require approval at the same rate.
- Visit frequency, payment terms, and handling of any unused balance are set in the written agreement.
LARGER OR MORE COMPLEX ASSIGNMENTS
A proposal built
around the project.
Major commercial projects, complex property losses, extensive property management, and litigation-related documentation are quoted to the required scope, duration, and level of involvement.
Environmental coordination and specialty-provider management can be included in the consulting scope. Laboratory testing, regulated-material services, construction labor, materials, and licensed design services are separately identified when needed.

What your proposal will clarify.
Additional time
Extra consulting is $125/hour, in 15-minute increments after the applicable minimum. Changes to a package or monthly budget require approval before additional work proceeds.
Travel and outside costs
Local visit packages include travel within 25 road miles of downtown Denver. More distant travel is quoted before work. For hourly and monthly support, the proposal states any travel-time charges, reimbursable expenses, and specialist or laboratory costs.
Your existing agreement
These published rates apply to new engagements from November 6, 2026. Signed agreements retain their pricing and terms. A retainer is applied to authorized work under that agreement.
